directly with Sunset Suite. For bookings made through an agent,
the agent's Terms & Conditions will apply.
Meet and Greet:
We will meet you at the airport and escort you to the condo. You
will need to rent your own vehicle and follow us to the condo.
Adults Only:
All guests must be at least 18 years of age. Persons under 18
may not enter the property at any time, either as guests, or as
visitors of guests.
Payment Policy:
Payment Basics:
Rates indicated are per night and are based on a maximum limit
of two persons per bedroom. If you rent the unit for a week, you
will receive a slight discount. Rates indicated do not include
required payment of an 8% VI hotel tax and separate, refundable,
$500 damage deposit. Minimum booking is 5 nights in high season
and Thanksgiving / Christmas / New Years, and 3 nights in low
season. All rates are in US dollars. Rates are always subject
to change.
Initial Payment:
We require an initial deposit of $500 to confirm your reservation. We will
hold a reservation without receipt of a deposit for a maximum
of 10 days. Failure to make this payment subjects your reservation
to cancellation without notice. We accept personal checks, money
orders, and PayPay. Your deposit constitutes acceptance of these
Terms and Conditions.
Payment Balance:
The remaining balance of the rent, including the VI Hotel Tax of 8%, and the
$500 refundable damage deposit, is due 45 days prior to your arrival.
We will notify you, upon receipt of your deposit, of the date
that the remaining balance will be due.
Cancellation Policy:
For cancellations more than 45 days before your scheduled arrival,
100% of the payment received so far will be refunded to you. For
cancellations within 45 days of your scheduled arrival, no refunds
will be made, unless we are able to re-book the condo for the time
you reserved it.
Refunds due to reductions in the total headcount originally booked
will only be considered on a case-by-case basis when requested more
than 45 days before your arrival. There are no refunds for late
arrivals or premature departures, or no-shows within an arriving
guest group.
We strongly suggest you purchase travel insurance to cover your
costs in the event you are forced to cancel.
Damage Deposits:
Damage deposits are refunded within 45 to 60 days of your departure,
provided there is no breakage, damage, missing items, or extraordinary
clean up. All normal utilities are included in the rental price.
You agree to pay the cleaning or replacement costs for all damages
which may occur as a result of your occupancy, excluding normal
wear and tear.
You will receive a letter and documents explaining any such charges.
Liability:
We assume no liability for property loss or damages, nor liability
for injury, accidents, delay, or irregularity which may be occasioned
either by reason of defect in any vehicle or the acts of any company
or persons engaged in conveying passengers to or from the condo.
Transportation (including airlines, ferries, charter vessels, rental
cars, and taxis) is supplied by providers who operate independently
from us. We assume no responsibility, therefore, for any loss, injury,
or damage to person or property because of the acts of those providers.
Furthermore, the Guest is responsible for the condo during their
occupancy, must close the screens and lock the doors at all times
when not on the premises, and must exercise care in securing all
personal property. Guests must observe all cautions as given in
our Guide and / or by local contact people, including the Property
Manager. Guests shall indemnify and hold harmless Sunset Suite for
any claims for personal injury or property damage arising for the
vacation rental. We reserve the right to refuse service or rental
to anyone at our complete discretion.
Hurricane Policy:
In the event of a pending hurricane, all guests must vacate the condo when
instructed to do so by us or by the Property Manager. (Any unused
rent and taxes will be refunded). It is the sole responsibility
of the guest to secure other lodging or change airline tickets for
an early departure.
No Pets:
No pets of any kind are allowed at the condo.
Complaints and Maintenance:
We will make every effort to keep the condo and its inventory in good working
order. In case of a maintenance problem, we will strive to repair
the problem as soon as possible after being notified. However, no
refund or rate adjustment will be made for unforeseen mechanical
failures such as the supply of electricity, water, pool control
or filtration systems, telephone, television or cable service, appliances,
etc. It is the Guest's obligation to report any problems or damage
immediately to the Owner and/or Property Manager. No refunds will
be granted unless there is a serious problem which causes the Guest
extreme, undue discomfort or serious inconvenience that cannot be
remedied within 24 hours of your notification to us.
Phone, Television, and Internet Services:
There is a land-line phone (number is 340-719-6446) but long distance
is blocked. Please bring a credit card or calling card to make your
long distance calls. There is typically good cell phone reception
on the property.
High speed, wireless internet access is available through our cable provider. Bring your laptop for access.
Expanded Cable Television services are provided via Innovative Cable.
TV and internet services may be subject to interruption by periods
of extreme weather or power outages.
Check-in and Check-out Times:
Check-in time is 3:00 pm. Check-out time is 11:00 am. Check-in and check-out
times are enforced to allow for necessary cleaning. If you require
a later checkout time, check with the owner during your stay to
see if another group is arriving the day you leave. If not, a later
check-out may be accommodated at no charge.
Entry Into Sunset Suite:
The Sunset Suite Property Manager and/or pre-authorized repair
personnel may enter the condo to perform normal maintenance or specific
repairs as necessary. All efforts will be made to inform you of
their presence in advance, and to minimize interruption of your
stay.
Illegal Drugs and Hazardous Materials:
Guests shall not use or permit to be brought into the condo any illegal substances,
flammable fluids, explosives, or articles deemed hazardous to life,
limb or property.
Keys and Gate Clicker:
You will receive condo keys and a gate clicker, and we will provide
instructions on how to turn those in at the end of your stay. A
charge of $40 will be assessed for a lost or mishandled gate clicker.
A $10 charge will be assessed for lost or mishandled keys.
Capacity of the Condo:
Overnight occupancy is based on a maximum of three persons total.
Should a group misrepresent themselves, they will be required to
pay for the excess persons, or be asked to vacate the condo without
refund.
Smoking:
There is NO smoking in the condo.
Assumption of Responsibility:
As the Renter, you are held responsible for the actions of all
the members within your party or guests you bring into the condo.
This would include any persons that may be temporarily present on
the premises, at your invitation and / or concurrence, during your
stay. Please be respectful of property lines and boundaries between
our rental home and our neighbors, and you must observe “quiet
hours” between 9PM & 7AM each day of your visit and abide
by all other rules of the Harbour Beach Condominium Association.
Prevailing Law:
In any dispute arising out of this rental agreement, the laws of the United
States Virgin Islands shall apply.
Binding Agreement:
This agreement becomes binding upon receipt of your rental deposit.
Your sending payment constitutes your acceptance and agreement to
these terms, conditions, limitations, and restrictions. If you have

Changes to Terms and Conditions:
All rates, details, and Terms and Conditions regarding Sunset Suite are subject
to change without prior notice, until your deposit is received.
